bay management did nothing for over a year, I’ve had mice for over a year. I begged and pleaded for months and yall did nothing. And the solutions are really all very half baked and recent:
I should have had dry wall in my basement before I ever moved in. He did not seal any crawl spaces, he put up dry wall. Why would he need to do that? You guys let me move into a completely unfinished home which is why the issue got this bad. Let’s be real. And how is dry wall stopping mice?! You were supposed to pour concrete to fill holes. It wasn’t done. Supposed to pull things out and properly look for entry holes. It wasn’t done. Supposed to properly check if anything was nesting in my back yard or in my garage. Nothing.
Im glad youre suddenly aware how hard it can be to get mice out of a property like this. My first report was April 2023 (picture added to show initial maintenance request, I was denied help) You said it was on me and forced me to pay for exterminators out of pocket until even the exterminators said THEY CANT DO ANYTHING UNTIL YOU DO.
It’s a full blown infestation cause I complained for months and was ignored for months until they took over the house. Probably would be easier had I received help last year. I’m not sure why we’re looking into blaming neighbors when we haven’t done everything we can do to stop them from being able to enter to property I’m renting. Why not address entry points first?
There’s no way it should still be ongoing if you guys actually cared to help me when it started. If you knew I had a consistent issue for over a year, why has nobody reached out to try and offer other solutions? If we’ve known the property isn’t structurally sound and has a rodent infestation for months, is there nothing else the company can do for me at all? Like I said there’s a general nonchalance and that’s why this issue is still ongoing. I paid 1500 a month to have a mice and RAT infestation cause city rats were in my house and you guys still didn’t help me. Orkin did. For over a year. And still no sense of urgency from anybody. It’s really sad. You guys just started helping recently, and we know what changed recently.

My property manager doesn’t reach out to me until I find a new mouse or a new fly infestation and send her pictures and essays pleading and she can’t ignore me anymore. There is never any update, unless I reach out first. Throughout all of this, the only consistent thing I have gotten is rent reminders. Will anybody reach out knowing this has what’s been happening for over a year? I sent her a mouse in my trash can and she left the office and told nobody to reach out to me. For weeks. And nobody else will speak to me except through google review. Why?

I rented with this company before, and had a good experience. I came back, but to a single dwelling and it’s been hell on earth since. I’m not sure if it’s the landlord dragging their feet or what the issue is, but nobody seems to want to help me.

I’ve had a SEVERE rodent infestation for a little over a year. When I first told the company, they told me it was on me. So I’ve always paid for exterminator for a little over a year. They managed it but it keeps getting worse to the point I can’t cook or have any food in my house. The exterminator finally told me that there’s nothing they can do until things are done to the structure of the house. Mice and rats will keep getting in.

It took over a year for you guys to even send pest control. You send an inspection team to look at things and they were shocked and appalled you hadn’t helped me with any sort of pest control yet. Orkin is shocked too. Everybody is so shocked that you guys do nothing and yet you continue to do nothing.

Now I’m being threatened with eviction, when I’ve never even paid rent late before. It was a last resort. They wouldn’t even send anybody or look my way until I withheld money. I’m adding pictures to show what I’ve been going through for months. I truly hope somebody reaches out to make it right . If not I’ll see yall in court but at least I tried.

From a tenant point of view, Bay Property Management at first seemed unorganized and inattentive. Our first year working with the management company, we often didn’t receive responses about maintenance issues is a timely manner and had a revolving door of changing property managers. We were reassigned Ian Ramos as our property manager and it has been great since then! He reaches out to make sure our maintenance needs are met with local contractors where needed, shares reminders on keeping up the place, and is very communicative on anything else needed for the property. I have been working with Ben and Zach at Vacancy Fillers for six months now. From day one I have been very impressed with their work ethic, enthusiasm and communication. If I could give this company zero stars, I would. Since we have moved in, this management team has been one of the most unprofessional and disorganized. I have ever worked with in my life. They’re withholding money that they know that they owe me and refusing to pay it back to me. My children have sustained injuries based on the conditions of the backyard.
And the unit itself has had constant maintenance issues

Also, should mention that they constantly lose important paperwork regarding your unit, including your insurance information. DO NOT USE THIS MANAGEMENT COMPANY

Clearly I should have read the reviews for landlords. These people are INCOMPETENT! They literally tried to break into the property when they thought the key wouldn’t work. They mangled the lock and just left it. Also took the screws out of the basement lock trying to get in and did not put them back. Horrible experience! Avoid if you are a landlord at all costs!

DO NOT RENT FROMM THESE PEOPLE!!!!! My best friend and i signed a lease with them on 7/24/21. Today is 8/12/21 and we still have not been able to move in because of the damages that are in this house. We have been calling them for the past three weeks to come and deal with the mold,the damage carpet which we I do not have a picture of, etc. We were supposed to have central air which we do not have,yet they still want all of this money from us. While the staff is pleasant, it doesn’t make up for the lack of coordination when it comes to handing my property.

I hired HWPM as a property manager to avoid stress. However, they have proven to lack coordination and the ability to be an effective property manager.

My tenant is extremely behind on rent. When the tenant first fell behind on rent I spoke to Zaphyr. Then Zaphyr give me false hope. He lied to and told me I wouldn’t have to worry about the situation with the tenant being behind on rent. Then things went from bad to worse.

Christine and Janela also misinfomed me and told me the water bill got paid earlier this year (2024). I just called DPW. Nothing has been paid since January 2023.

I’ve had a mix of negative and positive experiences with HomeWorks Property Management (HWPM) over the last 18 or so months.

HWPM manages my property for me. I have had 4 ( or more?) different Client Success Managers handling my property. Initially things were going well.

Then the tenant got behind on rent and I do believe HWPM dropped the ball by allowing the tenant to live in my property while being multiple months behind on rent. I partly believe the ball was dropped because of the transition between different Client Success Managers.

I hired a property manager to avoid the scenario I am currently experiencing ( tenant being multiple months behind on rent). However I am extremely disappointed that it has come to this.

After I posted a detailed negative review about this company’s representation of a property at 12516 Olivet Rd, Lusby, MD 20657, which they are auctioning off on 12-10 2024, the company responded vehemently, attempting to diminish and deride almost every negative point that I had stated about the property and their representation of it, and twisting my words and my points made, in the process.
This revised review is my response to their reply.
The truth remains that the current listing for this property is grossly misrepresenting it’s present state and condition, in various ways.
Specifically, the exterior photo being used to promote the property is grossly misleading, and in no way, shape, or form does it represent the current terrible state of ill repair that the property is in.
In addition, the written listing details also say nothing about the current dilapidated state of the property, another deliberate omission.
For an online auction, where many buyers will be bidding for the property sight unseen, those buyers deserve to know the truth about its current condition. But with this property, only buyers who personally viewed this property recently, like I did on Sat Nov 30th, would be able to fully understand the current terrible state of the house and its surrounding grounds, (and in fact the entire ‘neighborhood’, which is all located on a dirt road that is itself in very bad condition). Omitting all these negative details, and then claiming that what few ‘facts’ they DID include in the listing, were true, (as Ashland claimed in their reply), is, in my view, a lame-duck excuse for deliberately hiding the actual truth from the public.
As I stated in my original review, I specifically drove over 100 miles (actually it was 136 miles) to go and personally look at this property for possible purchase. That trip was carried out based on what I saw and what was represented in the Ashland Auction Group listing of it on Zillow. But when we arrived on site, we were shocked at how little resemblance the property had, to what was shown in the auction listing for it. I had wasted most of an entire day over the Thanksgiving weekend, a day that I was supposed to be spending with my family, but which I gave up to go and look at “an investment property”. What a joke. The property I saw was what we investors would call “a dump”, and if it had been represented truthfully in the auction listing, I would never have wasted my valuable time and money, going to see it.
I therefore maintain my original claim – that this property was, and as of today is still, grossly misrepresented in the advertising that is being used to promote it for this auction.
If the Ashland Auction Group wanted to represent this property truthfully, then they would go and take numerous (not just one) CURRENT external photos of this property and it’s surroundings, and show those on their listing. And they would update the written description with complete details about the true condition of the property, both inside and out.
But if they did that, then that would put off a lot of potential buyers, and well. I guess we can’t have that now, can we? ….
So instead of posting the truth, Ashland has chosen to attack my review, and maintain their argument that what they are showing are “the facts”.
As my headline says – BUYER BEWARE. Don’t be fooled, all is not what it appears to be.

Slumlords. The sold a vacant building that is plaguing our community. They refuse to contact the owner or provide any information. The door is wide open and it’s become a crack den, just 4 doors down from an elementary school. I have contacted them multiple times and have been hung up on and ignored. Lee Shpritz has been notified and cannot be bothered to return a call. I would avoid doing business with this group at all costs .
