BUYER BEWARE!
After I posted a detailed negative review about this company's representation of a property at 12516 Olivet Rd, Lusby, MD 20657, which they are auctioning off on 12-10 2024, the company responded vehemently, attempting to diminish and deride almost every negative point that I had stated about the property and their representation of it, and twisting my words and my points made, in the process.
This revised review is my response to their reply.
The truth remains that the current listing for this property is grossly misrepresenting it's present state and condition, in various ways.
Specifically, the exterior photo being used to promote the property is grossly misleading, and in no way, shape, or form does it represent the current terrible state of ill repair that the property is in.
In addition, the written listing details also say nothing about the current dilapidated state of the property, another deliberate omission.
For an online auction, where many buyers will be bidding for the property sight unseen, those buyers deserve to know the truth about its current condition. But with this property, only buyers who personally viewed this property recently, like I did on Sat Nov 30th, would be able to fully understand the current terrible state of the house and its surrounding grounds, (and in fact the entire ‘neighborhood’, which is all located on a dirt road that is itself in very bad condition). Omitting all these negative details, and then claiming that what few 'facts' they DID include in the listing, were true, (as Ashland claimed in their reply), is, in my view, a lame-duck excuse for deliberately hiding the actual truth from the public.
As I stated in my original review, I specifically drove over 100 miles (actually it was 136 miles) to go and personally look at this property for possible purchase. That trip was carried out based on what I saw and what was represented in the Ashland Auction Group listing of it on Zillow. But when we arrived on site, we were shocked at how little resemblance the property had, to what was shown in the auction listing for it. I had wasted most of an entire day over the Thanksgiving weekend, a day that I was supposed to be spending with my family, but which I gave up to go and look at "an investment property". What a joke. The property I saw was what we investors would call "a dump", and if it had been represented truthfully in the auction listing, I would never have wasted my valuable time and money, going to see it.
I therefore maintain my original claim - that this property was, and as of today is still, grossly misrepresented in the advertising that is being used to promote it for this auction.
If the Ashland Auction Group wanted to represent this property truthfully, then they would go and take numerous (not just one) CURRENT external photos of this property and it's surroundings, and show those on their listing. And they would update the written description with complete details about the true condition of the property, both inside and out.
But if they did that, then that would put off a lot of potential buyers, and well. I guess we can't have that now, can we? ....
So instead of posting the truth, Ashland has chosen to attack my review, and maintain their argument that what they are showing are "the facts".
As my headline says - BUYER BEWARE. Don't be fooled, all is not what it appears to be.

Slumlords. The sold a vacant building that is plaguing our community. They refuse to contact the owner or provide any information. The door is wide open and it’s become a crack den, just 4 doors down from an elementary school. I have contacted them multiple times and have been hung up on and ignored. Lee Shpritz has been notified and cannot be bothered to return a call. I would avoid doing business with this group at all costs .
