The pipe burst in my basement because it was so old and decrepid, and they took DAYS to come out for an EMERGENCY service.
THEN they have the nerve to charge me THREE SEPARATE times for water that month knowing damn well it's their fault that water was flooding my basement

I was finally able to speak with Zaphyr. He shared new details with me about the situation. I spoke with Zaphyr and Christine and believe they will actively work to rectify the situation.

I have expected a call from Zaphyr 5 times. I received none of them. Three of the calls were scheduled.
While the staff is pleasant, it doesn't make up for the lack of coordination when it comes to handing my property.

I hired HWPM as a property manager to avoid stress. However, they have proven to lack coordination and the ability to be an effective property manager.
My tenant is extremely behind on rent. When the tenant first fell behind on rent I spoke to Zaphyr. Then Zaphyr give me false hope. He lied to and told me I wouldn't have to worry about the situation with the tenant being behind on rent. Then things went from bad to worse.
Christine and Janela also misinfomed me and told me the water bill got paid earlier this year (2024). I just called DPW. Nothing has been paid since January 2023.

I've had a mix of negative and positive experiences with HomeWorks Property Management (HWPM) over the last 18 or so months.
HWPM manages my property for me. I have had 4 ( or more?) different Client Success Managers handling my property. Initially things were going well.
Then the tenant got behind on rent and I do believe HWPM dropped the ball by allowing the tenant to live in my property while being multiple months behind on rent. I partly believe the ball was dropped because of the transition between different Client Success Managers.
I hired a property manager to avoid the scenario I am currently experiencing ( tenant being multiple months behind on rent). However I am extremely disappointed that it has come to this.
Pros:

Texting service
Ability to speak with different employees to get updates
Cons:
Possiblity to have a tenant in your house and multiple months behind on rent.
